01The method

The sequence is fixed and none of it compresses usefully

Off-site heat exchanger cleaning removes the pack or bundle from site, cleans every surface individually, inspects it, and returns the unit rebuilt and tested. It costs more and takes longer than circulation, and what it gets is knowledge: cracks, thinning and pitting are found while the unit is apart and not discovered when it fails. On units that have never been opened, that knowledge is frequently worth more than the cleaning.

Every surface is cleaned individually instead of by whatever the flow reached

Once a plate pack is broken or a bundle withdrawn, each plate and each tube exterior can be soaked, cleaned and rinsed on its own. Immersion tanks hold the chemistry at temperature for as long as the deposit needs, never for as long as a production window allows, and mechanical assistance can be applied where soaking alone is not enough. Crucially, this reaches the gasket grooves, the port shadows and the baffle windows. The places circulation never touches and where the most persistent fouling always sits.

Inspection is the part that justifies the cost

With the unit apart, plates are gauged for thickness and dye penetrant tested for hairline cracking; tubes are gauged, bore-scoped or eddy current tested. This is where cross-leaks are found, where wall loss is quantified, and where the decision to retube, replace plates or accept another cycle gets made on evidence. A unit that has run for years without being opened frequently comes back with findings that change the maintenance plan more than the cleaning changes the duty.

Rebuild, gasket cure and pressure test are the part people forget to allow for

Cleaning is rarely the long pole. Where gaskets are renewed, adhesive-bonded sets need curing time that cannot be shortened, and the pack has to be rebuilt to the correct compressed dimension rather than tightened up. Then it is pressure tested. Add transport each way and the elapsed time is days, and planning that against a production schedule is the real constraint on whether this route is viable.

02When it is the right call

The case for stripping is about evidence and not about cleanliness

If duty is the only concern and the deposit is soluble, circulation is the better buy. Everything below is a reason that duty is not the only concern.

  • Right whenA cross-leak is suspected. This is the only method that will confirm or rule it out.

How long will the unit be away?

Days instead of hours, and usually longer than the cleaning alone would suggest. Transport each way, breaking down, cleaning, inspection, re-gasketing, cure time, rebuild and pressure test all sit in the elapsed time.

Plate count or tube count drives it, and gasket renewal adds a fixed cure period that cannot be shortened. Where the plant cannot lose the unit for that long, the practical answers are a spare pack, a hired unit, or circulation instead.

Do we need a spare unit?

Not necessarily, but something has to carry the duty. A standby unit, a bypass, a hired temporary exchanger, or scheduling into a shutdown all work.

On critical single-unit duties, a spare plate pack is worth considering as a standing arrangement. The pack is swapped in a shift and the fouled one is cleaned at leisure, which converts a multi-day outage into a short one.

Will the gaskets be replaced?

Only where they need to be. Sound, in-date gaskets that are not bonded to the plate are re-used, and the set is assessed plate by plate once the pack is open.

Where they are near end of life, doing it now is the cheap moment: the pack is open and the strip labour is already spent. Renewing them separately later means paying to break the same unit down twice.

What comes back with the unit?

A record, and being is specific about what it should contain: what was cleaned and with what chemistry, plate or tube condition findings, what was replaced, the test pressure and the result.

On product-contact plant it should also carry the food-grade or compliance declarations for any gaskets fitted. That documentation is part of what distinguishes this from a clean, and it is much easier to specify beforehand than to request afterwards.

Can the work be done on site, not off it?

Sometimes. Where there is space, a clean area and the right access, a pack can be broken and cleaned on site, which removes the transport time from both ends.

It needs somewhere the plates can be laid out and washed without creating a mess or a hazard, and a supply of water and drainage. On a congested plant that is often harder to arrange than transport, so off-site is the more common arrangement.

What does off-site cleaning cost?

Plate or tube count first, then whether gaskets are renewed, then transport and rigging. Access for lifting is the variable that most often surprises people, particularly where a unit is in a plant room or on a structure.

Compared against circulation it is several times the cost. Compared against an unplanned failure of a cross-leaking unit it is usually trivial, which is the comparison that applies where condition is unknown.
